We decide what the house is before we decide what it costs — who it is for, what it is competing with, and which single quality carries the story.
- 02 Presentation
Photography at three hours of the day, a measured plan drawing, a short film, and printed material. Repair everything, replace almost nothing.
- 03 Launch
A private register first, then a considered public release timed to the season rather than the calendar month.
- 04 Negotiation
One partner holds every conversation. Terms, timing and contingencies are treated as seriously as price.
- 05 Reporting
A written note every fortnight: who came, what they said, what we would change. No dashboards, no vanity metrics.
