Illustrative interior of the fictional Vestry House concept: a long room facing the bay

Signature story

Vestry House, and the room that decided everything

The owners of this invented estate wanted a house for twenty people and a house for two, and refused to compromise on either. Our fictional advisory found the answer in one 46-foot room and a walled courtyard: gather on the bay side, retreat on the other, and let a teak screen do the diplomacy.

We photographed it at dawn, described it in two pages rather than ten, and launched it to the register before the island filled. In the scenario, it reached agreed terms in five weeks.

Fictional client notes

They told us not to renovate the kitchen, which cost them money and made us money. That is the whole relationship in one sentence.
R. & M. AlderfenFictional sellers, concept scenario
We were shown four houses instead of forty, and the fourth one was ours. Somebody had clearly done the reading.
Perpetua VaneFictional buyer, concept scenario
The launch material looked like a monograph, not a flyer. Our neighbours asked who the publisher was.
Aurelio BaskFictional seller, concept scenario

These testimonials are invented for the concept. No client relationship they describe has occurred.

Advisory note

Which side of the island do you dream on?

Dock or dune. In our fictional market, no other question separates buyers as cleanly, and almost nobody is asked it first.

Concept letter 01

Seller strategy

The case for not renovating before you sell

Fictional scenario, real principle: a 1961 kitchen with provenance can outperform a new one without it.

Concept letter 02

Market note

Downtown: the terrace decides the value

Height is the easy story. In our demonstration data, depth of terrace and hour of light do more work.

Concept letter 03

By appointment

A private consultation, at the house or over a long coffee

Ninety minutes, no obligation, and a candid written note afterwards. In this concept, it is how every relationship begins.
