The concept downtown is for buyers who would rather lock a door than mow a lawn: bayfront apartments, a short walk to the opera, and the islands still fifteen minutes away when the mood arrives.

Our fictional downtown inventory is vertical. Floor plate, ceiling height, terrace depth and exposure decide value far more than address, and we spend most of a concept consultation explaining why a lower floor with a west terrace can outperform a higher floor without one.

Cultural density is the pitch. In this scenario a resident can reach a symphony, three galleries and a farmers' market without moving a car, which is exactly what a certain kind of seasonal buyer wants and exactly what an island buyer is escaping.
